Residential property valuations

Residential property valuers in Adelaide for every life event.

From character homes in the inner suburbs to acreage in the Hills, Sidel prepares senior signed residential valuations across Adelaide. One brief, one valuer, one defensible report.

Property types we value

Adelaide homes of every era.

Whether the property is a federation villa in Unley, a 1960s family home in Marion, a contemporary townhouse in Bowden or rural living acreage in the Adelaide Hills, the methodology is the same: a thorough inspection, comparable sales evidence, and a signed senior valuer's report.

  • Houses, character homes and contemporary builds across metropolitan Adelaide.
  • Units, townhouses and villas, including strata title.
  • Rural living acreage, hobby farms and lifestyle properties in the Adelaide Hills.
  • Vacant land, subdivisions and small infill development sites.

Frequently asked questions

What Adelaide homeowners most often ask.

How much does a residential property valuation in Adelaide cost?

Most metropolitan residential valuations are quoted as a fixed fee, set after a short scoping call. The fee depends on property complexity and the purpose of the report, and is confirmed in writing before any work begins.

Do I have to be home for the inspection?

Not always. For occupied homes we coordinate an inspection time that works for you. For vacant or tenanted properties we can liaise with the agent or solicitor directly to gain access.

What does the report contain?

A signed market value at a defined effective date, the methodology used to arrive at it, a property description, photographs, and the comparable sales evidence relied on. Long form reports include additional analysis where the matter requires it.

How long is the report valid for?

A valuation is current as at the date of inspection. In a stable market it remains a reliable reference for several months, but for ATO, SMSF or court purposes an updated valuation is usually expected if the report is more than 90 days old.
