Frequently asked questions
Most metropolitan residential valuations are quoted as a fixed fee, set after a short scoping call. The fee depends on property complexity and the purpose of the report, and is confirmed in writing before any work begins.
Not always. For occupied homes we coordinate an inspection time that works for you. For vacant or tenanted properties we can liaise with the agent or solicitor directly to gain access.
A signed market value at a defined effective date, the methodology used to arrive at it, a property description, photographs, and the comparable sales evidence relied on. Long form reports include additional analysis where the matter requires it.
A valuation is current as at the date of inspection. In a stable market it remains a reliable reference for several months, but for ATO, SMSF or court purposes an updated valuation is usually expected if the report is more than 90 days old.
